    ABOUT THE ROLEYou will be responsible for supporting the provision of facility and property management services to the designated properties in accordance with specifications and KPIs.You will work within established FM and Property Management teams, reporting to the Regional Facilities Manager and ensure there is regular and direct communication with clients. Managing contracted planned/reactive FM service delivery by suppliers and contractors across multiple disciplines as well as ad-hoc works. You will be responsible for the drafting and managing of budgets and expenditure throughout the service charge year. Contracts need to reviewed on a regular basis to ensure value for money, prepare specifications and tender contracts with assistance from relevant consultants where applicable. WHAT MATTERS MOST IN THIS ROLEBuilding and maintaining close professional relationships with clients, occupiers and colleagues is paramount to your success. Pro activeness and going above and beyond is expected. You will assist in the the preparation and management of Service Charge budgets for all multi-let properties on the portfolio, monitor expenditure and annual reconciliations based on RICS and client agreed timelines.Clients may lean on your professional advice and support in connection with value enhancement assets, rent reviews, lettings and lease renewal programmes. Upselling specialist services and utilising knowledge from our Environmental and Sustainability team, Property Management, Building Surveying services and introducing placemaking initiatives alongside our Activate team, will help utilise the professional services we offer.Other duties will include: Manage Health and Safety compliance by all suppliers, ensure permits and permissions of works are raised to cover any contract and ad-hoc works.Assist with management of onsite staff including building managers, site receptionists and security guards- where applicable.Carry out regular property inspections of the common and tenants’ and instruct any remedial works as required. Be available to assist with emergency calls out of hours e.g. liaising with suppliers to ensure urgent attendance.You will assist the RFM with regular contract reviews to ensure value for money WHAT WE EXPECT FROM YOUA proactive, practical, and positive approach to work is required.Excellent and professional communication skills with the ability to build gravitas amongst clients is also paramount. You will have Demonstrable experience in site/facilities management as applicable in the Managing Agent environment. You will be experienced with the all relevant codes or practice and legislation including Service Charge Code of Practice.Enthusiasm and commitment to both client and tenant requirements. Attention to detail, problem-solving and time management skills.Extensive knowledge of PM practices employed by our main competitors.Degree level and or IWFM qualification or equivalent.Qualified to IOSH Level.Hold a full UK driving licenceLocation: Birmingham / Telford / Shrewsbury WHY WORKMAN?Will be expected to attend the office as required.A full-time contract (35 hours a week) offers the core hours of 10am – 4pm, allowing additional flexibility to what time you can start work.Discretionary annual bonus and salary reviews.     About the roleThe Health & Safety team ensures that Workman delivers a robust and compliant service aligned with UK statutory requirements and industry best practice across our 11 offices and throughout our managed commercial property portfolio.This role provides support to both our internal teams within the Workman portfolio and our Property Managers, onsite management teams, and tenants by developing safe systems of work, delivering effective training, reducing risks, and helping to maintain a safe environment for all occupiers, visitors, and employees.Objective: To provide support and assistance to the Firm in the day-to-day management of Health and Safety, covering regional area.  What matters most in this roleProvide H&S advice and support to all operational employees including those based at properties under our management. Ensuring robust, compliant and high-quality risk assessments are carried out and that resulting actioned are communicated effectively and in a timely manner.Collaborate and engage regularly with the wider Health and Safety team who cover different areas across the UK. Keep up to date with industry best Health & Safety practices and to deliver recommendations relevant to new legislation.This is remote based role where regular onsite visits are essential. A full UK driving licence is an essential requirement. Day to day you’llUndertake site specific risk assessments and audits.Undertake the role as the appointed person for Fire Warden and First Aider for your specified office(s).Respond to and investigate Health and Safety incidents, where necessary, including relevant escalations and liaison with external authorities. Work closely on with the Claims Team to ensure each claim is progressing and the correct parties are aware.Provide assistance and support with use of the Firms web-enabled H&S databases and electronic management systems. Assist with maintaining the Firms ISO:45001 standards and support the auditing process were necessary.Track and close out all actions from risk assessments in agreed timescales.Assist onsite staff with inspections, safe working practices, and compliance queries.Assist with the development, implementation and management of H&S policies and procedures throughout the Workman group. Support wider wellbeing and staff safety initiatives.What we expect of youProven experience in a H&S role within the Real Estate and Property industry. H&S diploma and charted member of IOSH (CMIOSH) Extensive knowledge in Fire Safety within the built environment Relevant H&S/Fire qualifications and associated industry memberships Full clean driving licencePrior knowledge of using web-enabled risk management systemsRequirementsEither Manchester and Birmingham based as this role requires attendance to both offices.BenefitsTBA Read Less
