The Role: You will work as part of the specialist CDM and Building Safety team, supporting clients and internal design teams with the delivery of Principal Designer, Principal Designer Advisor and CDM Client Advisor services. The wider team provides a comprehensive range of building safety services, health and safety consultancy, fire safety advice, safety cases, training, site audits and quality inspections. This is an excellent opportunity for an experienced CDM professional who enjoys working closely with designers and clients on technically interesting projects. You will be involved throughout the project lifecycle, helping teams identify, manage and communicate health and safety risks from the earliest design stages through to practical completion. The position would suit someone who is confident advising clients and design teams, understands how buildings are designed and constructed, and can provide practical rather than overly procedural CDM advice. Duties and Responsibilities: Undertake and lead Principal Designer and Principal Designer Advisor duties under the Construction (Design and Management) Regulations 2015. Advise clients, architects, consultants and wider project teams on their responsibilities under CDM 2015. Support internal design teams in applying CDM requirements and industry best practice. Review designs and help project teams identify, eliminate or control foreseeable health and safety risks. Assist designers with the preparation and maintenance of design risk registers. Attend design team meetings, progress meetings, client meetings and project workshops. Prepare clear CDM reports, advice notes and project correspondence. Coordinate, review and manage pre-construction information. Ensure Health and Safety Files are properly compiled, completed and handed over to the client by practical completion. Deliver CDM and health and safety workshops to internal teams, clients and project stakeholders. Undertake construction site inspections and health and safety audits where appropriate. Provide CDM Client Advisor services, helping clients understand and discharge their statutory duties. Maintain accurate project records using the consultancys project management and document control systems. Develop relationships with existing clients and identify opportunities for additional CDM and building safety services. Support the Associate Director in mentoring and guiding less experienced members of the CDM team. Maintain an up-to-date understanding of CDM legislation, construction health and safety requirements and relevant industry guidance. Requirements: Previous experience delivering CDM, Principal Designer or construction health and safety consultancy services. A strong working knowledge of the Construction (Design and Management) Regulations 2015. An understanding of architectural design, construction methodologies and the different stages of project delivery. Experience advising clients, designers and multidisciplinary project teams. The ability to identify foreseeable design and construction risks and communicate proportionate solutions. Strong written and verbal communication skills. Confidence attending and contributing to client and design team meetings. Excellent organisational and project management skills. The ability to manage multiple projects, competing priorities and deadlines. A proactive, commercially aware and client-focused approach. The ability to work independently while contributing positively to a wider multidisciplinary team. A relevant health and safety, construction or design qualification. Membership of a relevant professional organisation, or a commitment to achieving professional membership. Experience delivering training, mentoring colleagues or contributing to business development would be advantageous. The business has ambitious plans to continue developing its Building Regulations Principal Designer service and is now looking to appoint an experienced Architect or Architectural Technologist who is interested in taking a side step in their career and moving into a specialist compliance-led role. You will sit within the established CDM/ Principal Designer team and support the delivery of the Building Regulations Principal Designer role across a diverse portfolio of projects. The team already has two professionals delivering this service, all from design-led backgrounds, so you will be joining a knowledgeable and supportive environment with genuine technical expertise around you. The client base is varied and includes residential, both public and private sector, higher-risk buildings, commercial, retail, office, public sector, leisure, university and education projects. This role has been created in response to the changes taking place across the industry following the Building Safety Act, with the business looking to further integrate its Principal Designer, Building Safety and Building Regulations compliance offering. The Building Regulations Principal Designer will support clients in navigating the changing regulatory landscape, ensuring Building Regulations compliance is considered, coordinated and managed throughout the project lifecycle. The business already has a healthy pipeline of work and has tendered for several additional projects where the Building Regulations Principal Designer service will be required. The Role As Building Regulations Principal Designer, you will be responsible for: Providing advice to clients and project teams around the Building Safety Act, Building Regulations and associated compliance requirements. Liaising with Principal Designers, Principal Contractors, Architects, Designers, MEP Consultants, Fire Engineers and other key stakeholders. Attending client meetings, design team meetings and project workshops to provide technical input around Building Regulations and BSA compliance. Reviewing drawings, design information and technical documentation to identify compliance risks and ensure the relevant checks are being undertaken. Providing technical advice to clients, contractors, developers, colleagues and wider project teams. Developing, updating and managing compliance trackers throughout the project lifecycle. Supporting clients with relevant Gateway submissions where applicable. Ensuring the golden thread of information is maintained, accessible and updated throughout the project. Helping project teams ensure schemes are designed and delivered in line with current Building Regulations, legislation and best practice. About You The successful candidate will ideally come from an architectural, architectural technology, design management or similar design-led background.
