Here at UPP we have a great opportunity for a Maintenance Supervisor (Electrical or Plumbing biased) to join our onsite team in London. Managing and motivating a team of 4, you will effectively lead, plan and manage the site’s maintenance function to provide an excellent service to all residents, including being ‘hands on’ to achieve this. The team looks after planned life cycle and responsive maintenance for our 1,700 student rooms including high rise buildings, all in line with the Service Level Agreements. The 1700 student rooms are across two locations Bloomsbury London WC1H and Stratford London E15. It envisages this role will do two days in Stratford and three in Bloomsbury. This is a role where your technical knowledge and expertise make a difference. You’ll lead by example, be encouraged to challenge how things are done, and develop the team’s technical capability to drive continuous improvement. This is a permanent full-time position working 37.5 hours per week from 9.00am - 5.30pm Monday to Friday. The salary is up to £50,000 per annum dependant on experience and qualifications. A current UK driving licence is essential for this role, as well as access to a car and the ability to be on-site within an hour when on call. Role responsibilities include: Ensure compliance with appropriate statutory and regulatory requirements Work with the Residence Director on ensuring service standards are achieved in line with company Standard Operating Procedures (SOP’s) and Service Level Agreements (SLAs) Deliver the annual PPM programme of works through directly employed and sub-contracted staff, in a timely manner and within budget Managing our CAFM system, to include allocation of tasks both planned and reactive, maintain accurate records of breakdowns and maintenance repairs Manage sub-contracted and directly employed maintenance staff to ensure service is effectively planned, achieved and continuously improved, including issuing of Permit to Works. Plan staff resources and manage the Maintenance Team including monitoring training records and staff performance An understanding of Health and Safety and delivery of Toolbox Talks. Assist the Business Manager in preparing and delivering the sinking fund programme of works Escalate any Health and Safety issues to the Manager and ensure any follow up actions are completed Undertake training as required Participate in an on call rota, and work during student arrival and departure when required Other duties as commensurate with the post We are looking for you to already have experience in managing and coaching a maintenance team in a similar environment along with: Knowledge of planned preventative maintenance regimes for all building elements – mechanical, electrical, public health and building fabric Minimum Level 3 qualification in either Plumbing or Electrical Knowledge of statutory compliance and a commitment to a safe and professional working culture Resilient and capable of managing competing priorities in a busy operational environment Effective written and verbal communication Strong leadership skills positively impacting on the wider team as a ‘hands on’ team member Good IT skills in a Microsoft Windows Environment Working both on and off tools where appropriate.
