    THE ROLE My client, an established firm of multi discipline construction consultants now seeks a PRINCIPAL DESIGNER with good experience of CDM BUILDING REGULATIONS 2015 to join their City of London office. You will have the opportunity of working on a range of projects including residential, commercial and more from the start of the design process through to completion on site. You will be involved in all aspects of the Principal Designer role to eleminate health & safety risks across all stages of projects. My client is interested in candidates at various levels and will support people with further training for IOSH etc. THE COMPANY My client is a firm of multi discipline consultants providing a range of services including Project Management, Cost Management, Building Surveying, Health & Safety with a good range of clients. They have a number of UK offices. They are a firm of around 130 people. THE CANDIDATE You should be qualified as a Designer with a background in any of the following:- Architecture, Surveying, Quantity Surveying, Structural Engineering etc. You will ideally have APS and possibly IOSH / NEBOSH Certification. You may also have done the RIBA Principal Designer Course of similar. You need to have experience of commenting and reporting on the adequacy of the construction phase plan and assist in the notification to the Health & Safety Executive (HSE) and undertake site visits as required. You will have worked using the CDM Building Regulations 2015 and be thoroughly able to advise, monitor and manage CDM compliance and deal with all relevant documentation. You will be responsible for the development and delivery of the cyclical school estate surveying programme including doing condition surveys and reports, ensuring compliance with H&S, capture of accurate and comprehensive asset and compliance data, assess of estate condition and cost forecasts and long term estate management decisions. You will prepare Annual Condition Reports, make recommendations for grant funding, do some project management and contract administration for repair and improvement works to schools. You will do investigative building surveys and determine works for damp, disrepair claims, stock acquisitions, mergers and disposals, option appraisals and stock rationalisation, tenant alterations, party walls, customer complaints etc. You will quality assure surveys carried out by contractors and consultants. You will provide technical advice on building defects. You will support the Operations Director to develop and deliver the Estate Management strategy for the school estate including decisions on transition to Net Zero Carbon. You will help with decisions to prioritise schools for rebuilding programmes. THE COMPANY My client is a charity with multiple buildings which includes schools and other types of properties. They own an estate of 180 schools and investment properties. THE CANDIDATE You will have an HNC, BSc or MSc qualified or similar qualification in Building Surveying or similar. THE CANDIDATE You will be an experienced Project Monitor with at least three years monitoring experience on large construction projects. You will be either a Chartered Quantity Surveying or a Chartered Project Manager by training and be MRICS qualified. You will review the development proposals to ascertain the project viability mainly from a construction point of view providing essential advice on cost procurement, programme and security documentation. You will work on behalf of the funder / developer / investor and work throughout the project lifecycle performing a monitoring role tracking and reviewing risks and project performance, often with a primary liability to certify drawdowns, whilst protecting the funds secured status. You will be able to monitor the project to ensure it is going to plan, timescale and to budget and be able to identify risks for all parties and consider their mitigation. You will do due diligence reporting, technical solutions advice and other detailed reporting. You should have experience of a range of sectors to be able to work on large commercial offices, mixed use and private education projects. My client would prefer someone to be MRICS / MAPM / RIBA or similarly qualified. You must have worked as a Project Manager from feasibility through project delivery and handover. You will be conversant with all pre and post contract duties, be able to represent the client, chair meetings, deal with overall budgets and be able to bring the project in on time and within budget.
