The workload is focused on lender-funded developments of scale, including complex, long-term and multi-phase schemes where professional judgement, clarity of advice and credibility with funders are critical. Instructions are typically strategic in nature rather than transactional, providing strong visibility of work and sustained involvement on major projects. The Scottish market is particularly busy at present, with Scotland operating under separate building regulations rather than the Building Safety Act regime seen in England. As a result, development activity and funding continue to remain strong north of the border, creating sustained demand for experienced monitoring professionals. This role is suited both to experienced Project Monitoring Surveyors already operating full-time within monitoring, and also to Building Surveyors or Quantity Surveyors currently undertaking some monitoring work who want to specialise fully in development finance and lender advisory. The Role You will act as Project Monitor on lender-funded developments across Scotland, from initial due diligence through delivery, providing clear, commercially focused advice to lenders and project teams. This is a judgement-led role. You'll be expected to interrogate proposals, identify and articulate risk, and support lender confidence throughout the lifecycle of each project. You'll operate with autonomy, supported by an experienced senior peer group rather than a leveraged, junior-heavy structure.
