Join a community that cares about you! More about your role   Please note: This is a Fixed Term contract until December 2027 and will require two days per week in our Kings Cross office in London. We're looking for a Development Manager to help drive the successful delivery of a portfolio of live residential developments across Cambridgeshire and the Northern Home Counties. This is a project-focused development role where you'll take ownership of schemes already progressing through the development lifecycle, working closely with consultants, local authorities, joint venture partners and internal teams to ensure projects are delivered in line with programme, budget and business objectives. You'll support the delivery of developments at various stages, from planning and design through to pre-construction and delivery, managing consultant teams, coordinating planning applications and engaging with stakeholders to keep projects moving forward. You'll be responsible for maintaining financial appraisals, monitoring project budgets and expenditure, and identifying opportunities to improve scheme performance and maximise returns. Working alongside senior members of the development team, you'll prepare business cases, gateway approvals and board papers, whilst also reviewing partner-led developments to identify risks and opportunities. Although the primary focus is on managing live projects, you'll also support the preparation of bid submissions and assessment of selected new opportunities where required. Essential Criteria Experience managing residential development projects through planning, design and delivery stages. Strong financial appraisal experience, including development viability assessments and budget management. Experience managing external consultant teams and coordinating planning applications with Local Planning Authorities. Proven ability to prepare business cases, approval papers, bid submissions or development reports for senior stakeholders. Experience working with housing developers, registered providers, local authorities or joint venture partners within the residential development sector. More about you You're an organised and commercially aware development professional with experience delivering residential projects and managing multiple stakeholders. You understand how to balance programme, quality, risk and financial performance to achieve successful outcomes. You'll be confident managing consultants, reviewing development appraisals and challenging assumptions to drive value throughout the development process. Experience using financial appraisal tools such as ProVal would be beneficial, alongside an understanding of affordable housing delivery and development viability. You enjoy working collaboratively, building effective relationships with partners, consultants and local authorities, and you're comfortable presenting information and recommendations to senior colleagues. Join a community that cares about you!   More about your role  The role sits within the Southeast development business and will cover the Kent, Sussex, Surrey, Berkshire area.  The South East is an active region delivering a number of large-scale mixed tenure development sites and requires a Development Manager to support the identification of new sites, as well as bringing forward sites already acquired, so they are viable and ready to start on site in line with the Regional Business Plan and affordable homes strategy.  As a Development Manager for the South East region, you will work within an agile development team taking the lead in managing mixed tenure residential led projects from acquisition through to delivery on site, including land acquisitions as well as new business plot purchases, in line with the approved Development Strategy and Group wide growth ambitions.    The role will include a range of responsibilities, including appraising and securing new opportunities for a range of tenures, undertaking pre-acquisition due diligence, negotiating legal agreements. managing planning applications on large scale sites, appointing consultants and managing project programmes and budgets, as well as preparing business cases.  Knowledge of market and affordable housing tenures will be required in performing this role, as well as following internal processes for approvals.   For more information, please download our job profile available on our website, you will also find a map of the area you will cover.  More about you    To be eligible for an interview you must meet the essential criteria in a housebuilder environment as a Development Manager:  Proven experience in land acquisition and planning – You'll need a strong track record of identifying, negotiating, and securing land opportunities, as well as navigating planning processes to unlock development potential.  Managing large-scale projects (circa 300+ homes) – Demonstrable experience in overseeing large scale developments from inception through delivery, ensuring projects are delivered on time, within budget, and to quality standards.  Excellent project management skills – Ability to coordinate multiple stakeholders, manage budgets, monitor programmes, and mitigate risks across the full development lifecycle. You should be confident in leading consultants, contractors, and internal teams to achieve strategic objectives.    In addition to project management, we are looking for someone with a strong network across the Southeast of England. Ideally you will have land buying experience and have knowledge of both conditional and unconditional land purchase agreements.   You will also be highly numerate, commercially minded, and be as at ease with complex models and appraisals as you are with planning and S106 negotiations. Collaboration is central to the role, and you'll work closely with colleagues across Commercial, Construction and Sales to ensure high-quality technical information supports the successful delivery of every project.   Essential Criteria Previous experience as a Technical Manager, Design Manager or similar technical role within housebuilding or residential development Background in Engineering, Architecture or a related technical discipline Experience delivering multi-tenure residential developments, including affordable housing, PRS and open market sale Strong knowledge of Building Regulations, planning processes, technical approvals and CDM requirements Full, clean UK driving licence More about you You'll have a strong technical background within housebuilding and experience managing the design and technical delivery of residential developments. We're particularly interested in candidates who have worked on multi-tenure schemes and can demonstrate successful coordination of technical information through all stages of the development process. You'll have a solid understanding of different construction methods, current legislation and approval processes, alongside experience managing consultants and technical stakeholders. A proactive and collaborative approach is essential, as is a genuine passion for delivering high-quality homes and creating thriving communities. Experience working on larger or more complex residential developments would be advantageous.
