    Can you turn complex property issues into smooth-running projects that keep homes safe, compliant, and comfortable?We’re looking for someone who brings technical expertise and a customer-first approach to managing major repairs and planned works. This is more than just a property role it’s about protecting homes, improving lives, and getting things right the first time.
    A little about the roleWe’re on the lookout for a Major Works Surveyor to lead on diagnosing, specifying, procuring, and overseeing significant repairs and planned works across our London and South East region.You’ll manage everything from structural repairs and insurance works to drainage, roofing, and Aids & Adaptations seeing projects through from start to finish while ensuring a top-tier customer experience. You’ll also manage Party Wall enquiries and tenant alterations, balancing technical compliance with people-first thinking.

    What you’ll be doingLeading on major repairs and planned works from initial diagnosis through to completionManaging a range of projects including structural repairs, drainage, insulation, roofing, groundworks, and Aids & AdaptationsOverseeing tenant alteration requests and Party Wall enquiriesPreparing and reviewing contract documents (Specs, Schedules of Work, BOQs)Managing and inspecting contractors’ work at all stages of delivery ensuring high quality and complianceCertifying valuations and final accounts within delegated authority limitsWorking closely with the Resident Liaison Officer to deliver excellent customer experienceMonitoring budgets, timescales, and health & safety across all projects
    What we’re looking for:We're looking for a proactive and technically skilled professional who can confidently own their projects. If you tick most of these boxes, we’d love to hear from you:Qualified via RICS or CIOB (or working towards it)HNC in building surveyingNEBOSH/IOSH qualifiedStrong understanding of domestic property maintenance and quality control systemsSkilled in Microsoft Office, Project, and NBS softwareExperience in delivering stock investment/major works in social or private residential housingConfident with JCT Measured Term Contracts and contract admin dutiesExperience using Keystone (especially the Planned Maintenance module)Excellent communication and customer care skills, with a proven track record of delivering satisfaction alongside resultsIf specific qualifications are required, please upload them with your application to demonstrate your eligibility.

    What you’ll be doingThis role is central to the maintenance and improvement of our housing stock. You’ll be responsible for:Carrying out pre and post inspections for repairs and voids using tools like iAuditor and photometersPreparing specifications and tender/contract documentation for major and responsive worksManaging contractor relationships and ensuring delivery against budget and performance expectationsOverseeing compliance with Health & Safety requirements, including contractor audits and inspectionsLeading customer-focused projects and delivering excellent service throughoutCarrying out mutual exchange inspections, health & safety audits, and post-void inspectionsManaging complaints, legal disrepair cases, and external enquiries (e.g., MPs, EHOs) from start to finishSupporting the wider team to maintain high performance standards across all servicesMaintaining accurate documentation and communicating with internal teams and external agenciesParticipating in our Out of hours rota, covering approximately 23 weeks per year (on call from Monday 5pm to the following Monday 9am)
    What we’re looking forWe’re seeking someone who brings technical skill, proactive thinking, and a customer-first approach. Ideally, you’ll bring:A qualification at minimum HNC level, or equivalent experience in construction or maintenanceIn-depth knowledge of housing maintenance, defect diagnosis, and repair specificationExperience using property management systems (e.g., Northgate or similar)Confidence in managing contractor performance and ensuring work is completed to standardStrong communication skills with residents, colleagues, and external partnersExperience in contract administration, scheduling works, and managing projects end-to-endUnderstanding of relevant legislation and a proactive approach to risk managementA commitment to high-quality service delivery and continuous improvement
