    The Opportunity
    I'm seeking a proactive, forward-thinking Development Manager with at least 5 years' relevant experience to join my client's growing team. This high-profile role offers visibility across the business and would suit somebody who is energetic, personable and not afraid to get stuck in. You'll be working on multiple concurrent projects, so excellent workload management, time management and communication skills are essential. This is a newly created role, so whilst the responsibilities outlined below cover their main requirements, ad hoc tasks and projects will arise. I'm looking for someone versatile and flexible, with enthusiasm for stepping outside their comfort zone.
    Key Responsibilities

    Pre-Development
    Support production of project briefs and comment on detailed building design and key project documentation Ensure stakeholder consultation and consensus on project-related issues, communicating outcomes to project teams Facilitate production and presentation of reports for stakeholder and Board approval
    Project Delivery
    Assist with creating lasting value through design, planning, procurement and construction Review scheme concepts and design development to add value and ensure highest standards Comment on financial viability and liaise with teams to improve profitability Facilitate stakeholder consultations and secure planning consent Support project-related issues including planning, construction and third-party interests Manage selected project teams and professional consultants Track costs and programmes, ensuring invoicing approval aligns with completed works Incorporate sustainability best practices into design and delivery Provide project and construction management to meet agreed objectives effectively
    Sustainability & Public Realm
    Facilitate rollout of project sustainability plans Assist with energy audits and resulting CAPEX projects Potential involvement in public realm design and delivery
    What We're Looking For

    Essential Requirements
    5+ years post RICS, ARB or equivalent registration Demonstrated key involvement in projects from inception through to handover Understanding of project management, tracking and reporting requirements Strong stakeholder management skills with ability to achieve win-win outcomes Excellent communication and collaboration abilities Commercial focus with ability to identify value-generation opportunities

This standalone sales position will see you operating as the primary sales representative on-site, with the support of a Customer Relations Executive. You'll be responsible for driving sales performance, reporting directly to senior leadership, and representing the development in key Sales & Marketing meetings.     Prepare and deliver site presentations on progress, performance, and market trends
    Represent the development in Sales & Marketing meetings, providing insights on customer behaviour and competitor activity
    Maintain the show home and sales suite to the highest presentation standards
    Build and manage relationships with buyers, solicitors, mortgage advisers, and introducers
    Drive sales performance through proactive lead generation and conversion strategies
    Keep up-to-date with competitor developments and maintain comprehensive market knowledge
    Requirements

    Proven experience as a Sales Negotiator, Senior Sales Negotiator, or Development Sales Lead within new homes
    Must have worked directly for a housebuilder or new homes agency - this is essential
    Strong track record of achieving and exceeding sales targets
    Excellent presentation skills and confidence presenting to senior leadership
    Strategic mindset with the ability to analyse market trends and competitor activity
    Professional presence and exceptional customer service standards
    Ability to work autonomously whilst maintaining accountability
    Confident using CRM systems and preparing performance reports
